SPECIAL MEETING tonight: Vote to create a "University District"



Peeps who've got something to say about proposed changes to Hoboken's Zoning Ordinance (marked in red, see below): tonight's your night!

It appears the ordinance has been further amended since July 11, so tonight will be First Reading, not Final reading.

The City Council will listen to public comment, then vote.

As for GA's opinion-- I have none, either for or against-- which has nothing to do with its merits. I simply don't know enough, haven't followed this matter, don't know the deliberative process that went into the proposed changes (apparently two years of planning meetings with Stevens University).

What are the merits of this change for the City of Hoboken? Dunno. That's why I'll watch tonight's meeting! To learn anout the proposal and hear what folks have to say, for and against. 

I can offer two cents about whatever proposed structures may be built on the site- two towers.

If it's gonna be tall, it had better look amazing. 

Do not pick a crappy architect. In my years on the ZBA, I saw design that was consistently good, whether or not variances were awarded.  I won't name names. Okay, I will.  One Hoboken-based architect who brings it every time- John Nastasi.

If you Stevens-people build a towering piece of sh*t, Hoboken will never forgive you.  I won't. 

Same goes for the pending hotel project on the waterfront. Is Hoboken really going with a glass-box designer?  Our city doesn't have an amazing piece of architecture on our waterfront-- not yet. 

Don't blow it, Hoboken.

  1. So Stevens writes their own zoning change, and the planning board rubber stamps it, and now council gets to approve it? The last time that happened, Applied changed uptown zoning to suit themselves, went back later for de minimis changes, and got extra height out of the deal.

    Stevens will continue its unbridled growth, and they should be told to stop, and split up their campuses so we don't have to swallow the whole rat.

    1. the council isn't voting on Stevens tonight, tiff just sent this email:

      "I am told that we will be hearing from the City and Stevens on the proposed zoning changes and the council and the public will be allowed to ask questions of the administration and Stevens representatives. Amendments that have been discussed between the Administration, Stevens and members of City Council will be raised and recommended - these include the height reduction in the edge zone from 200' to 160' and the reduction in building in the new CPT zone, as I previously mentioned.

      A vote on the ordinance will take place at another meeting subject to official notice."

It's very clear our planning and zoning boards are failing miserably to do their jobs when they let any property owner re-write our codes to suit their own purposes, and then council changes it slightly to make it look legitimate, when it should have been tossed into recycling. With this precedent, what is to stop anyone with any project from doing the same and expecting the same considerations?
